Life of an Escrow. 

Follow guidelines and time frames of contract

  • Open Escrow
  • Deposit of buyers earnest money to escrow
  • Order Title search; preliminary title to buyers agent for buyers signature
  • Copy of contract to buyers lender
  • Order Natural Hazard Disclosure (NHD), send to buyers agent for buyer signature
  • Send Sellers Disclosures to buyers agent for buyers signature
  • Order Wood Destroying Pest Inspection (Termite report), send to buyers agent for buyer signature
  • Meet Appraiser and or send appraiser supporting data and contract as needed
  • Set up Buyers Property Inspection
  • Recommend solutions to seller to correct any repairs that may be required by lender, appraiser, termite inspector, or agreed upon with buyer
  • Buyers sign loan documents
  • Stay in communication with lender, escrow, and buyers agent and help solve and remove any outstanding conditions
  • Have Buyer remove Contingencies in writing. (loan, appraisal, inspections, disclosure, preliminary title, NHD, wood destroying pest and possibly septic, well, etc).
  • Loan funding and balance of buyers funds sent to escrow
  • Accommodate buyer’s final walk through of property
  • Recording of title- provide keys to buyer
  • Proceeds to Seller
